- Welcome to Casa Lontano, where we understand that every traveller seeks something unique. Casa Lontano operates as an independent entity, providing personalised and tailored travel experiences beyond standard hospitality. As an online and offline platform specialising in affordable and temporary accommodations, we are dedicated to creating memorable experiences that align with your interests and passions. These terms and conditions apply to all guests or customers making bookings for villas or service apartments through any of our online channels, including our website, mobile application, third-party websites, third-party applications, or offline channels like third parties, advertisements, referrals, etc.
- This document is an electronic record in terms of the Information Technology Act, 2000 and rules there under as applicable and the amended provisions pertaining to electronic records in various statutes as amended by the Information Technology Act, 2000. This electronic record is generated by a computer system and does not require any physical or digital signatures. This document is published in accordance with the provisions of Rule 3 (1) of the Information Technology (Intermediaries guidelines) Rules, 2011 that require publishing the Rules and Regulations, Privacy Policy, and Terms of Service for access or usage of the Platform and Services.
- Casa Lontano LLP hereinafter referred to as “Casa Lontano”, “we” “us” “our” or “Company” operates a vacation rental management service, via the website https://casalontano.com (the “Website”).
- These Terms of Service (“Terms”) govern the use of or access to the Website and the Services (as defined below) and constitute a binding legal agreement between you and Casa Lontano.
- Please read carefully our Terms and Privacy Policy, which may be found here link-to-privacy-policy, and which is incorporated by reference into these Terms. If you do not agree to these Terms, you have no right to obtain information from and or/otherwise use the Website or Services and if you continue to use this website it is assumed that de facto you have agreed to the Terms of Service and Privacy Policy.
- Disclaimer:
Please read these Terms and Conditions carefully and ensure a thorough understanding before initiating any bookings through our diverse channels. These terms apply to guests making bookings and those inquiring about any booking made through our channels.
- Updates and Revisions:
These Terms and Conditions are subject to change. Casa Lontano, without prior notice, reserves the right to revise them and any other information available on any Booking Channel by updating these Terms and Conditions. Restated terms become effective immediately upon posting. Improvements or changes to the services provided may occur at any time without notice. Regularly check for amendments or updates, and if the changes are not agreeable, refrain from using our Booking Channels for making a Booking.
- Superseding Previous Agreements:
Except where additional terms and conditions are explicitly provided, these Terms and Conditions supersede all previous representations, understandings, or agreements. They shall prevail notwithstanding any variance with any other terms of any order placed or service provided by Casa Lontano.

Our approach transcends standard hospitality to create experiences that resonate with your distinct interests and passions. Whether you yearn for adventure, relaxation, or cultural immersion, our dedicated team is committed to crafting personalised experiences that not only meet but exceed your expectations.
- Basic Terminology
For the purpose of online as well as offline bookings made through our platform, the terms used in these Terms and Conditions have the following meaning:
- “Casa Lontano” or “Casa Lontano LLP”:
Casa Lontano is the company offering residential properties such as villas and service apartments for short-term rentals to Guests or Customers under the brand name Casa Lontano. It shall also be referred to as Casa Lontano, we, our, and us in the given context.
- “Properties”:
Refers to villas and service apartments which are leased by Casa Lontano from their owners, where Casa Lontano and the owner have a Lessee-Lessor relationship. It also includes non-leased villas and service apartments taken by Casa Lontano on a short-term basis.
- “Guests”:
Refers to the guests who make a Booking of Properties through our Booking Channels. Guests may be referred to as you or your in the given context.
- “Online Booking Channels”:
Includes our website, our mobile application, third-party websites, or third-party applications.
- “Offline Booking Channels”:
Includes any third parties like travel agents, advertisements, etc.
- “Booking Channels”:
Means and includes Online Booking Channels and Offline Booking Channels collectively.
- “Booking”:
Refers to the short-term renting of Properties by Casa Lontano to Guests for the purpose of temporary stay.
- “Guest Issues”:
As mentioned in clause 26.
- “Check-In”:
The scheduled date and time from and after which Guests can start staying/using the ‘Properties’.
- “Check-Out”:
The scheduled date and time on which the duration of stay of Guests ends, and they will be restricted from using/staying in the Properties for any further time.
- “Booking Period”:
The period between scheduled Check-In and scheduled Check-Out, i.e., the period that starts at scheduled Check-In and ends at scheduled Check-Out.
- “Booking on Hold”:
Means that for the convenience of Guests, unless instructed otherwise in writing by Guests, on receipt of the deposit towards Advance and Security from Guests, Casa Lontano shall hold said Booking in confirmed but in Hold status for Guests, pending receipt of the promised balance amount of Booking on specified dates. During ‘Rental on Hold’ status, Casa Lontano is foregoing alternate revenue generation from the subject Properties for said Booking Period by not accepting rental for said Properties for said Booking Period from other Guests. Though the Booking is confirmed and held for the Guest, Guests cannot use the Properties or Check-In unless they deposit the total Booking Amount by specified due dates.
- “Booking Confirmation”:
Means that on receipt of the total amount of deposit due towards Booking Amount from Guests, Casa Lontano confirms that Guests can now use and Check-In at the Properties for the period of their stay in the Properties. On receipt of the total amount of Booking, Casa Lontano shall issue a formal Booking Confirmation to Guests which is required to be produced by Guests at the Properties at the time of Check-In.
- “Booking Offer”:
Offer of Booking of Properties made by Casa Lontano to Guests, at the request of Guests giving all details of Booking including terms & conditions governing Booking offered by Casa Lontano.
- “Accommodation Provider”:
An individual or entity, hereinafter referred to as the “Provider,” who owns or has legal control over real property and enters into an agreement with Casa Lontano, a hospitality service provider. The lease agreement grants Casa Lontano the exclusive right to utilise and offer accommodations within the specified property for short-term stays to third-party guests.
- “Advance”:
The non-refundable amount required to be deposited by Guests with Casa Lontano as a deposit for securing a confirmed Booking of the Properties. This deposit is sought to protect Casa Lontano against the loss of revenue in case Guests cancel the Booking or if Guests do not pay due amounts at Check-out.
- “Security Deposit”:
The amount required to be deposited by Guests on a case-to-case basis with Casa Lontano as a deposit to secure Casa Lontano and/or the owner of the Properties against damages to the Properties and/or contents therein caused by Guests or their pets and/or for recovery of any other charges levied by Casa Lontano on Guests.
- “Peak Days”:
Includes long weekends, public holidays, festive dates including but not limited to Diwali, New Years, Christmas, etc.
- Eligibility
Use of our Booking Channels for Property reservations is exclusive to individuals who can enter legally binding contracts under applicable law. Individuals deemed ‘incompetent to contract’ according to the Indian Contract Act, 1872, are ineligible to use our Booking Channels.
- Access and Interference for Online Booking
Casa Lontano grants you non-exclusive, non-transferable, limited permission to access and display the web pages within this website on your personal computer or other platform. Failure to comply with the terms, conditions, and notices on this website will automatically terminate granted rights without prior notice. Apart from the limited permission granted, Casa Lontano does not extend any express or implied rights or licences under patents, trademarks, copyrights, or other proprietary or intellectual Property rights. You are prohibited from mirroring any content on another website or media without prior written consent.
- Description of Services Provided by Casa Lontano
- Casa Lontano operates as both an online and offline platform, efficiently locating hotels and resorts at affordable prices. We also host content provided by hotels and resorts, including general information, photographs, amenities, etc. It’s crucial to understand that Casa Lontano acts as a facilitator, helping customers find suitable accommodations, but is not the owner or leaseholder of the listed Hotels/Resorts. Consequently, Casa Lontano is not liable for service deficiencies, lack of amenities, or discrepancies between the displayed and actual state of Hotels/Resorts.
- Casa Lontano clarifies that Accommodation Providers are independent entities, and Casa Lontano does not operate as their representative or agent. The platform neither implicitly nor explicitly endorses any of the listed Hotels/Resorts and accepts no liability for errors or omissions on behalf of third parties.
- Accuracy of Content
Casa Lontano takes every precaution to ensure the accuracy of rates and details on the Booking Channels, website, and mobile application. However, to the extent permitted by applicable law, Casa Lontano disclaims all warranties regarding the accuracy of information. Casa Lontano is not liable for typographical, technical, or any other errors on the Booking Channels. The information is often provided by third parties, and Casa Lontano does not guarantee its accuracy.
- Additional Services
To enhance guest comfort, Casa Lontano arranges additional services such as cooks, chefs, cleaners, and vehicle hire through third-party vendors. These services accrue additional charges and are provided solely for guest convenience. Casa Lontano, may act as a collecting agent, as it may collect charges for such services on behalf of the vendor from guests. However, Casa Lontano holds no responsibility for the reliability, integrity, or quality of services provided by these vendors. Guests are not liable for any refund or compensation due to deficiencies in vendor services or issues arising from them
.
- Pricing
The rates mentioned on Casa Lontano’s Booking Channels are competitive, non-negotiable, and subject to change without prior notice. Rates are per room and/or per Property basis for the stay. While every effort is made to ensure accuracy, rates may be subject to technical or typographical errors. In such cases, Casa Lontano reserves the right to correct any errors, and incorrect rates will not be enforceable.
All special offers and promotions are clearly marked. Casa Lontano reserves the right to vary the terms of these offers and promotions based on market conditions or upon hotel requests

- Booking Offer
The Booking Offer is a comprehensive document providing vital details about your reservation, including terms and conditions, check-in/out details, Property information, and payment requirements. By making a payment toward the advance and/or security deposit or accepting the Booking Offer, you confirm that you have read and accepted all the details and agreed to abide by the terms and conditions governing the booking.
Please note that issuance of the Booking Offer does not guarantee confirmation. Bookings are confirmed on a first-come, first-serve basis. Priority is given to guests who submit the advance and/or security deposit first for the specified Property and booking period.
The Booking Offer becomes null and void if the total required amounts are not received by Casa Lontano by the specified due dates.
- Booking on Hold
Upon receiving the advance and/or security deposit, Casa Lontano places the booking in a ‘Booking on Hold’ status. During this period, Casa Lontano refrains from accepting other bookings for the same Property, sacrificing alternative revenue opportunities. The booking is confirmed only after Casa Lontano receives the entire booking amount, inclusive of the security deposit, seven (7) days before check-in.
- Check-In and Check-Out Timing
Check-In: Guests are urged to adhere strictly to the specified check-in time mentioned in the Booking Confirmation. Casa Lontano emphasises that most of our properties are residential, not hotels, and arriving before the designated check-in time may result in additional charges.
Check-Out: Please adhere to the specified check-out time. Any deviation requires written approval and will be communicated on the Booking Confirmation. Delayed check-outs may incur additional charges.
- Advances and Deposits by Guests
To secure your booking, a non-refundable advance is required by the specified date. Failure to submit the advance by the specified date results in the cancellation of the Booking Offer or Booking on Hold, with a refund subject to Casa Lontano’s cancellation policy.
Additionally, a security deposit is required by the specified date, covering potential damages to the Property and its contents. Guests are responsible for reporting damages within 90 minutes of check-in. Casa Lontano may inspect and assess damages after check-out, with the refund process taking up to thirty (30) days.
Guests are expected to leave the Property reasonably clean, with appliances turned off, and furniture returned to its original location. Failure to comply may result in extra cleaning charges.
- Cancellation of Booking on Hold
A Booking on Hold may be cancelled if the total booking amount is not received by Casa Lontano by the specified due dates. Casa Lontano reserves the right to cancel a Booking on Hold at any time before the due dates if the total amounts are not received.
- Booking Confirmation
Once a booking is confirmed, Casa Lontano issues a Booking Confirmation, which guests must present during check-in. Guests are not allowed to check in without a valid Booking Confirmation.
- Booking Terms for Individuals
Casa Lontano emphasises that Accommodation Providers, not Casa Lontano, are responsible for honoring confirmed bookings. When entering into a transaction with an Accommodation Provider, guests agree to accept any associated terms, conditions, rules, and restrictions imposed by the provider.
- Payment Options
At Casa Lontano, we offer various convenient modes of payment for our guests:
UPI Payment
Guests have the option to make payments through UPI (Unified Payments Interface), providing a swift and secure method for transactions. This modern payment option ensures a seamless experience for our valued guests.
Credit Card/Debit Card
We accept payments using Visa, MasterCard, American Express, and other cards mentioned in our Booking Channels. To make online payments with your credit or debit card, you’ll need the card number, expiry date, and the three-digit CVV number.
Net Banking
Utilise your bank’s internet banking services for payments on our website. Any charges imposed by banks or payment gateways are independent and have no connection with Casa Lontano. We hold no liability for such charges.
- Damage to Property
As our esteemed guest, you are responsible for leaving the Property in the same condition as it was during Check-In. This includes being accountable for your actions and the actions of those you invite to or provide access to the Property
In the case of a non-leased Property, if the Accommodation Provider claims and provides evidence of damage caused by guests, Casa Lontano may act as a mediator on a case-by-case basis. Guests are expected to cooperate and provide accurate information when responding to a damage claim. Failure to respond may lead Casa Lontano to take appropriate legal action.
- Intellectual Property Rights
Unless otherwise stated, all intellectual Property rights, including software used for our services and content on our Booking Channels, exclusively belong to and are owned by Casa Lontano. This encompasses trademarks, trade names, logos, artwork, slogans, service marks, domain names, brand names, know-how, processes, methods, trade secrets, and all other work protected by copyright.
You are not authorised to copy, link to, publish, promote, market, integrate, utilise,
combine, or otherwise use our content or brand. If you use or own any intellectual Property rights related to our content, you hereby assign and transfer all such rights to Casa Lontano.
Any unlawful use or infringement of our intellectual Property rights will be considered a material violation.
- Cancellation Policy at Casa Lontano
At Casa Lontano, we understand that plans can change. Therefore, we have crafted a flexible cancellation policy to accommodate various situations:
- Cancellation 14 Days Before Arrival
– If you wish to cancel 14 days before the arrival date, you are eligible for a refund of 80%* of the booking value.
– Alternatively, we offer the option of a 100% refund in the form of a future credit note.
- Cancellation Between 7-14 Days Before Arrival
– Cancellations made between 7-14 days prior to the arrival date will receive a 50% refund of the total booking value.
– Alternatively, you have the choice of a 60% refund in the form of a future credit note.
- Cancellation Within 7 Days of Check-In
– For cancellations requested within 7 days of the check-in date, the booking will be deemed non-refundable.
- Partial Payments
– If the booking has been partially paid for, the cancellation will be considered non-refundable.
*Please Note: A cancellation fee equivalent to 20% of the booking value will be applied to all refunds processed by Casa Lontano. This fee covers platform charges, convenience fees, and processing charges, ensuring a smooth refund process for our guests.
We value our guests and strive to provide a fair and transparent cancellation policy, allowing flexibility while considering the operational aspects of our services.

- Disclaimer of Warranty
Your use of our Booking Channels is at your sole risk. All information, listings, and services are provided ‘as is,’ with no warranties or guarantees whatsoever. Casa Lontano expressly disclaims, to the fullest extent permitted by law, all express, implied, statutory, and other warranties, guarantees, or representations. We make no warranty or guarantee that our Booking Channels will be uninterrupted, timely, secure, or error-free. While we strive for accuracy, Casa Lontano assumes no responsibility for the correctness, currentness, or completeness of any posted information. Confirm the accuracy and completeness of all posted information before making any decisions.
- Limitation of Liability
Guests understand and agree that Casa Lontano is an online and offline booking platform. Our liability is limited in the following situations:
- No Liability:
In accidents, fire, hazards, injuries, or death caused by any reason on the Property.
For illegal or hazardous activities committed by guests or others on the Property.
In case of criminal acts, discrimination, harassment, theft, murder, kidnapping, or any disruptive behaviour.
- Structural Damages
Casa Lontano is not liable for structural damages, cracks, leakages, or issues related to the Property’s infrastructure.
- Guest Claims
Claims of damages must be reported before Check-Out. Casa Lontano is not responsible for claims reported after Check-Out.
- Liability Limit
Casa Lontano’s liability for damages to guests or their Property is limited to the booking amount paid by the guest.
- Guest Issues
Guests must understand and agree:
- – Casa Lontano provides realistic pictures of the Property, and if materially inaccurate, we’re not held responsible.
- – Guest issues must be reported within 12 hours of Check-In.
- – Casa Lontano will make reasonable efforts to resolve issues, but we’re not liable if issues persist.
- – Late-reported issues after 12 hours of Check-In will not be entertained.
- Force Majeure
Casa Lontano is not liable for loss or damage arising from events beyond our control (Force Majeure), including war, equipment failure, natural disasters, Act of God etc.
- Termination
Casa Lontano reserves the right to terminate your registration and/or use of the website for any reason, without prior notice, for contravention of terms.
- Modification
Casa Lontano may modify the Booking Channels or these Terms at any time without notice. Your continued use implies acceptance of modified terms.
- Applicable Law and Jurisdiction
Our Booking Channels are governed by Indian law, and courts in Delhi have exclusive jurisdiction over disputes.
- Dispute Resolution
Casa Lontano and StayVista acknowledge that any dispute, claim, or controversy arising from or relating to these terms or the services provided in connection with these terms will be resolved through binding arbitration, in accordance with the provisions of the Arbitration & Conciliation Act, 1996.
By agreeing to these terms, you consent to arbitration and agree that the arbitration will be conducted in Mumbai, India. The language of arbitration shall be English, and the judgement on the arbitration award may be entered in any court with jurisdiction.
- Assignment
Bookings made through Casa Lontano are not transferable without prior consent. If you wish to transfer your booking, you must contact the concerned Hotel/Resort before making any transfer. Casa Lontano bears no liability for any assignments made without proper authorization.
- Notices
Any notices or communications from Casa Lontano will be in writing and delivered via email (to the provided address) or by posting on the Site or Application. For email notices, the date of transmission will be considered the date of receipt.
- Indemnification
You agree to indemnify and hold Casa Lontano, its affiliates, employees, officers, directors, and agents harmless from any claims, losses, damages, liabilities, costs, and expenses, including legal fees, arising from your use or misuse of the services. Casa Lontano is not liable for any special, indirect, incidental, consequential, or exemplary damages.
- Feedback
Casa Lontano welcomes feedback for improvements to the Site, Application, and Services. You can submit feedback via email at [email protected]
- Waiver
The failure of Casa Lontano to enforce any right or provision of this Agreement does not constitute a waiver. Any waiver must be in writing and signed by Casa Lontano to be effective.
- Grievance Redressal
For grievances related to Casa Lontano’s services, contact [email protected], and efforts will be made to address them promptly.
- Submissions
Any submissions made through or in connection with Casa Lontano’s Booking Channels become the exclusive property of Casa Lontano. By submitting, you agree that Casa Lontano has the right to publish submissions for any purpose without compensation, provided they do not infringe upon third-party rights.
- Miscellaneous
Headings are for reference only. Casa Lontano reserves the right to assign obligations and duties. If any provision is deemed invalid, the remaining provisions will remain in force.
- Declaration by the Guest
Guests acknowledge the inherent risks in certain experiences and assume responsibility for choices made. If bringing a minor, Guests are solely responsible for supervision and release Casa Lontano from related liabilities to the extent permitted by law.
